Formerly The Home Savings Bank, this historical landmark was erected in 1927 and designed by the famous artist and sculptor Rene Paul Chambellan.     Hello, my name is Pat Saunders and I am the Sergeant at Arms and also the NY State Political Lobbyist for the Suffolk County Police Benevolent Association. I was referred to your building, 11 North Pearl Stret in Albany by a friend, Manny Vilar. I contacted Melissa Martino by phone, left a messag and was immediately called back. She set up a viewing of the property within minutes and showed me 3 different options. After consulting with my President and Board of Governors, we decided on Suite 1103. I informed Melissa and she promptly started the lease paperwork. We executed the lease and I moved in at the beginning of January which is the start of the NYS legistlative session. I have had several questions and requests and Melissa has dealt with them quickly and completely. I am very pleased with the building and office, including the 24 hour access, the cleanliness and the friendlines of the staff.     My name is Jason Fuhrman and I am a legislative attorney working for the New York City Public Advocate and focusing on state law. In this capacity, I split my time between New York City and Albany for the first six months of the year. I am currently renting Office 1103 at 11 North Pearl Street in Albany.

    I write to you today to say that I would wholeheartedly and enthusiastically recommend that anyone looking for office space in Albany make their first call to Melissa Martino, who is as good at her job as anyone I know in any field.

    Before I begin singing Melissa’s praises, I think it’s important that you understand a little background on what my situation. I started working at my current position in early February of this year. My office, which is based in New York City, was attempting to secure me a workspace in Albany through another city entity, but they had been unable to do so by late February. March is the busiest month of the state legislative session, so it was important that I secure a space as quickly as possible.

    I attempted to contact every company I could find that managed a building within a tenminute walk of the New York State Capitol. Most of my calls and emails were not returned and, when I did manage to reach an actual person, they were mostly unhelpful or even unpleasant.

    I write this long pre-amble because I think it’s important to understand just how desperate and frustrating my situation was until I had the incredible good fortune to call the wonderful
    Melissa Martino about 11 North Pearl Street. Melissa has been, quite simply, a lifesaver. She was in a meeting the first time I called, but she called me back immediately and from the first moment I spoke with her, I knew that she was the person I wanted to work with. She is kind, accommodating, professional, helpful and I immediately trusted that, if I rented a space in the building she managed, she would
    make sure I was taken care of.

    I essentially only ended up having a one-day window to see Albany Offices and it turned out to be a hectic workday, but Melissa bent over backwards to make time for me in her busy schedule, despite the fact that I was looking at one of the smallest and least expensive offices in a building that was already near full occupancy.

    She showed me around, made me feel welcome, but basically let the beautiful building speak for itself. I had managed to secure one more appointment that day, at another nearby office building, and instead of pressuring me to make a decision on the spot, Melissa encouraged me to see the other building and to do what felt right to me.

    When I got to my second appointment, it was the exact opposite of my experience with 11 North Pearl and Melissa: a depressing and soulless space with a disinterested manager. As soon as I was through with my appointment, I called Melissa back and told her there was nowhere else I’d rather be than 11 North Pearl, nor any manager I’d rather deal with than her.

    Once I got approval from my office to move forward with securing the office space, Melissa made the lease process as quick, easy and pleasant as possible, again going out of her way to make time for me and to help me with every issue that came up.

    Since the time I became an official office tenant at 11 North Pearl, my experience has been even better than my already high expectations. It’s a wonderful place to work and it really does feel like a home away from home. The office is so well run that I’ve barely had to ask for anything that wasn’t already provided, but whenever I’ve needed anything, she and her incredible staff (Jorge in particular) have taken care of it immediately.

    I feel so lucky to have found such a perfect place, especially under the circumstances. I only need an Albany office through June, so I understand that there may not be anything available for next year’s session. But when I start looking again this December, my first call will be to Melissa, and I know that she will do whatever she can to find me a space if one is available. That’s what she does and she does it better than anyone I’ve ever encountered.

    Renting real estate is hard, whether it’s an apartment or an office, but Melissa makes it feel easy. Working in two different cities is hard, but Melissa and 11 North Pearl make it feel easy.

    The last three months have been the busiest and most hectic of my life. I am deeply grateful to Melissa for everything she has done to make what could have been another massive hassle
    so easy and pleasant.

    I simply cannot recommend her or 11 North Pearl highly enough. My only concern is that if I tell too many people how great she and the office are, there won’t be a space left for me next January. But it’s worth that risk, because she’s incredible and she deserves credit for doing things the way they should be done.

However, I had two other office spaces to visit before I made a final decision.

    Later that day, I decided that my best option - based on location, condition, and price - was the office on North Pearl. Ms. Martino responded to my e-mail within a short time by letting me know what the next steps would be to submit my lease application. We made another appointment for the following week.

    When I submitted my paperwork and checks to her, I wanted to take a quick look atthe office again to remind myself of the dimensions. She didn't have the key with her, as this was a spontaneous decision on my part, but she quickly retrieved it. Remembering her previous offer during my first visit, I requested a fresh coat of lighter-colored paint on the dark blue walls to brighten up the room. When I arrived for my first day at my new office, she had taken care of it and it looked great!

    By way of an introduction, I am a partner a the above-identifiedlaw firm and I recently entered into a lease agreement with you for office 1515. Per your request, I write this letter to introduce myself and outline the reasons why I chose 11 North Pearl St. for the location of my new firm. In this regard, there were two important items for me and this building scored high marks on both. One was the building itself and the style and feel of the office spaces, and second was the management of the building.

    I have a background where I worked in Manhattan at a large international law firm (2800 lawyers) for four years and have worked here in Albany for 5 years at a big law firm (65 people). I am used to professional office space and equally good management at that space. As I set out to start my own law firm, here, I feel I have both. A major selling point for me when I looked at my options in downtown Albany was the management of the building. It became immediately clear to me that with Melissa in charge of this building, things would be handled professionally and promptly and that meant a great deal for me. I moved in recently and so far that has proved to be the case adn I was not surprised to hear from my neighbor on this floor (another lawyer) that he too was impressed by Melissa's management style.

    As far as recommendations, I am an attorney with 9 years of experience. Before that I was Fellow in Medicine at Harvard Medical School for three years . This is the first business I am starting and so I have not rented office space here before, hence I have no landlord reference letter to provide. My credit score is very good, and I am an honest individual and I do not forsee any problems adhering to the lease terms and agreement.

Examples of this include, promptly responding to all e-mails and calls, accepting packages on our behalf when no one from our staff was available to do so, and very patiently waiting for us to decide between the office at 11 North Pearl and 100 State Stt.

    Additionally all work on the space was done on schedule and to our exact specifications. Our team loves the space!

    The only issue we've run into with our new office is that there was one FedEX package we had trouble getting delivered to the office. The FedEX driver said that he couldn't bring the package inside because there was no place for him to park on the street, and said that he always gets a ticket when he does. We've never ha a problem getting anything else delivered, so I suspect that this is a FedEX issue and not a building issue.
